Homes for Sussex

Sussex needs homes that work for its residents; homes that are affordable, well built, and part of thriving communities. As Mayor, I will work with developers, local authorities, and housing providers to make sure that growth serves local people first.

Through the Sussex Mayoral Combined County Authority, I will:

• Create a Sussex-wide Spatial Development Strategy to link housing, jobs, and transport so new development is coordinated and sustainable.

• Regenerate brownfield land first, transforming disused sites into new housing and community spaces while protecting the South Downs and rural areas.

• Partner with responsible developers who share the goal of high-quality, affordable homes for those who already live and work here.

• Use devolved housing and regeneration funds to bring forward strategic sites that deliver affordable homes and local jobs.

• Introduce a Local Residency Qualification for affordable housing, giving priority to residents with a clear local connection.

• Support community-led projects and smaller builders to keep investment, skills, and opportunity within Sussex.

A home is more than a roof, it is the foundation of a stable life and a strong community. Working with local partners, we can deliver the right homes, in the right places, for the right people, ensuring Sussex remains a place where families can put down roots and young people can build their future.

This strategy will deliver a coordinated Sussex-wide approach to housing that prioritises affordability, sustainability, and community need. It will focus on enabling development that meets local demand without overburdening infrastructure or eroding the county’s natural environment.

Working in partnership with developers, district councils, and housing associations, the strategy will bring forward sites that combine quality design with genuine affordability. Brownfield regeneration will take precedence, supported by targeted investment from devolved housing and regeneration funds.

The goal is to make home ownership and long-term renting realistic options for people who already live and work in Sussex. By linking housing growth with local employment and transport planning, the strategy will ensure that new homes strengthen communities and support a balanced, self-sustaining economy.
